RENTAL RULES AND REGULATIONS (Condo)
CONTRACT
Prior to making your reservation
you will be asked to check a box stating you have read this agreement by
and between you and

We do not accept a reservation without agreeing that you have read this
contract.
This agreement is made between DeBora Rachelle Inc. (herein referred to as condo owner) and person over 18 who has checked the box agreeing to this contract (herein referred to as guest).
1. CHECK-IN TIME IS AFTER
3 P.M. CST AND CHECK-OUT IS 10 A.M. CST.
No early check-ins or check-outs without prior agreement. This agreement
does not create a tenancy or residence.
You must depart at the appropriate
time. If you arrive early, do not enter the condo until 3 PM - there are
no exceptions
unless discussed prior to renting.
2. This is a NONSMOKING villa. Owner has medication aliments to
tobacco.
Smoking in the condo or on the premises will result in a $500. extra cleaning
fee plus damages.
3. Pets are not allowed unless discussed with owner prior to renting.
Please note: owner is allergic to cats so we can never make a cat acception.
4. DeBora Rachelle Inc.will not rent to vacationing students or
singles
under 24 years of age unless accompanied by an adult guardian or parent.
5. DAMAGE/RESERVATION DEPOSIT- The credit card you provided for
payment will also be used as a damage deposit.
In the event of and damage being caused to the condo or it's contents,
your credit card will be charged for the amount of the damage.
We will not charge your card for damage if:

No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to uninvited pets. c. All debris, rubbish and discards are taken to the dumpster. e. All charges accrued during the stay are paid prior to departure. f. No linens or towels are lost or damaged. Dirty towels are dry and clean or dry and placed into the hamper for washing. g. All items in the home and belonging to the property are accounted for. Missing or broken items will be charged. h. NO Early check-in or late check-out unless prior written (or e-mail) approval is given. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the condo. |
6. MAXIMUM OCCUPANCY- The maximum
number of guests in villa is limited to four (4) persons.
An additional charge or $100.00 per person per night for guests in addition
to four (4) persons will be assessed if found to have slept in the condo.
7. PAYMENT - Full payment is required in order to reserve the condo.

8. CANCELLATIONS - DeBora Rachelle
Inc. does not accept cancellations and does not refund any payments made.
However, we will try to do our best to re-rent the condo and if the condo
is re-rented, a full refund will be given less a $50. handling fee.
No exceptions. If a new tenant is not found, all sales are final and no
payments will be refunded.
Travel Insurance: DeBora
Rachelle Inc. strongly recommends that you take out an insurance policy
in order to
cover the cost of cancellation by you or the cost of assistance including
repatriation in the event of accident or illness.
DeBora Rachelle Inc. strongly recommends that you protect yourself and
the rest of your party by taking out adequate holiday insurance.
We cannot accept liability should you later find yourself not to be adequately
insured.
9. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY during the
regular season and a THREE (3) night minimum stay during
special event weeks. If a rental is taken for less than two days, the
renter will be charged the two night rate.
10. INCLUSIVE FEES - Rates include a one-time linen-towel setup.
Amenity fees are included in the rental rate unless noted otherwise.
11. MAID SERVICE - While linens and bath towels are included in
the unit, daily maid service is NOT included in the rental rate.
Optional Daily Maid Service is available at an additional rate of $35.
per day.
You will be charged an additional one time fee of $65 for maid service
clean up. This $35. will be in addition to any rents paid.
We do not permit towels or linens to be taken from the units. We charge
$50 per towel or linen taken.
12. RATE CHANGES - Rates subject to change without notice.
Those who have paid in full are locked in for the rate paid.
13. FALSIFIED RESERVATIONS - Any reservation obtained under false
pretense will be subject to forfeiture of advance
payment, deposit and/or rental money, and the party will not be permitted
to check-in.
14. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned
policies must be approved in writing in advance.
15. HURRICANE OR WINTER STORM POLICY - DeBora Rachelle Inc. are
not responsible for the weather.
Bad weather such as winter storms, hail storms, rain storms, hurricanes
or any other type of weather cannot be blamed on the owner.
No refunds will be given for bad weather.
16. AT YOUR OWN RISK:
Condo is privately owned; DeBora Rachelle Inc. and it's owners/stockholders
are not responsible for any accidents, injuries or illness that
occurs while on the premises or its facilities. DeBora Rachelle Inc. is
also not responsible for the loss
of personal belongings or valuables of the guest. Swimming in the pool
or in the whirlpool is at your
own risk, there is no lifeguard on duty. By accepting this reservation,
it is agreed that all Guests
are expressly assuming the risk of any harm arising from their use of
the premises or others whom
they invite to use the premise. The pool is available for our guests
to use.
Diving within the shallow areas of the pool is advised against and we
cannot
at any time accept liability under any circumstances for any instances
that may affect any member of your groups
personal well being, including personal injury, illness or death to swimming
or otherwise.
Children should never be allowed to go to the pool or in the whirlpool
without attentive parental supervision. SWIMMING: The undersigned realizes
that there is no lifeguard on duty.
All Guests must realize that they are swimming at their your own risk.
17. GARBAGE: Free garbage disposal is at the end of the hall type
in 1 2 0 0 to open the door to the garbge bin.

19. LIABILITY: The description of the condo is honest and factual.
Every reasonable effort has been made to describe as accurately and
fully as possible what we are offering and every reasonable attempt will
be made to supply what has been described.
Whilst DeBora Rachelle Inc.has made every effort to ensure that description
and the condo meets the required standards,
DeBora Rachelle inc. cannot accept responsibility for any alterations
beyond our control. Nor can we,
DeBora Rachelle Inc., accept responsibility for any injury, sickness,
loss, damage, additional expense
or inconvenience, directly or indirectly caused by or arising out of the
use of the property including exceptional weather conditions.
In the event of equipment or facility failure DeBora Rachelle Inc. will
endeavor to repair or
replace the same with minimal disruption to you. We are unable to accept
liability for the failure of equipment and facilities
or the absence of amenities described beyond our control. Further, no
responsibility is accepted for your personal
belongings and its contents or of any other member of your party during
the holiday. Nor can we accept liability for
circumstances that are due to your own actions, or to the actions of a
third party, or to an unusual and unforeseeable
circumstance which consequences could not have been prevented by us, even
exercising all due care. Furthermore, we
are unable to accept responsibility for any aspect of your vacation affected
by Force Majeure, however, such eventualities
may be covered by your travel Insurance. DeBora Rachelle Inc. cannot be
held liable for loss of main services
such as electricity or water supplies, nor any actions taken in the vicinity
of the condo by any person(s) or authority over which we have no control.
20. INVENTORY: Please do not take items from the condo. If an item
is missing after your stay, the item will be billed or taken out
of the tenants deposit at new replacement value of the item plus shipping
expenses.

21. By renting this condo, you
agree to respect the fact that this is the owner's second home and you
agree to treat this condo like it is
your second home as well.
22. HOTEL: This condo is within
a hotel building. Please note: the hotel is not responsible for anything
to do with this condo as the condo is
individually owned. Cleaning is not performed by the hotel and the staff
cannot answer any questions you may have.
Although our guests have access to the pool and workout facilities, our
guests do not have access to the hotel staff.
Please note: Our condo is nicer than the hotel rooms (the hotel does not
have a one-bedroom with 3 windows like our condo
and we have more amenities within our condo than the other hotel rooms
have). However, please note since our condo is
within a hotel, the noise surrounding you can be that of any hotel room.
